I consider the PEONY SEAFOOD RESTAURANT of Oakland, CA as one of the most nicest Chinese Restaurant that I have ever been to!!! Go for the Ying & Yang Fried Rice its my most favorite thing to eat!!!
pay extra for the VIP room: you don't need to wait in line , and you get pig-shaped custard buns . they taste just like regular custard buns , but you can instagram them.
UNDER NEW OWNERSHIP !! The food is very good and authentic . Don't be American expecting them to refill your water before you notice you took a sip. Ask for what you want and they are very obliging!
Crazy long lines for dim sum on the weekends, but the dim sum is one of the best in Oakland Chinatown.

They've had a number if different owners but the last time I was here, the dim sum was quite good.
Under new management. A bit understaffed in the dim sum carts but busing and table waiting is good . The dumplings are quite good with thin skins. Flavor was good, but I have the MSG thirst now.
Now called Peony Seafood . Wait staff was not organized and didn't double check our food orders to make sure we got everything. Big food portions and a lot of leftovers. Might go back again.

reasonably fresh and good dim sum , even on weekdays. don't bother with the terrible xiu loong bao/shanghai soup dumplings . do order the portuguese egg tarts .
Good dim sum . But service was lacking, hard to grab someone if you don't speak Chinese. Its a good choice for wedding banquets

Gawwwwwd! We've been here for 45 minutes and only have eaten three dishes. The service sucks!
Warning: It's always cold in this restaurant ! I hate the restrooms here. Very poor maintenance. Watch your step!
