My all-time favourite: Iced Auntie Yew's White Coffee ☕ The small air-conditioned room upstairs is the best spot to hangout if you wanna avoid the smokes (and surely the city 's heat).
Open seating area overlooking a busy street upstairs. If it's too hot there is a closed area with aircon too.

I love the menu. But the service was really bad. Spent more than an hour for a hot tea . It takes too long for the drinks to come out.
